Thinking About a Plot in Sonipat? Here’s What I Found on Skybyte’s Sector 80 Project
Ask anyone in Delhi-NCR about buying property and they’ll tell you the same thing: Delhi and Gurgaon are too expensive now. So people look outward, and Sonipat is where a lot of them end up. Skybyte Developers project in Sector 80, Bahalgarh, is one of the places you’ll see mentioned.
I spent some time going through what’s out there on it. This is what I’d want to know if I were the one buying.
So what is it?
Skybyte plots sonipat of about 8.33 acres, with residential plots ranging from 100 to 165 sq. yards. It’s under the DDJAY scheme, a Haryana government policy meant to make plotted housing affordable for ordinary families. The site is at Bahalgarh Chowk, near Rama Hospital.
The location is the main draw
The project is on NH-44 the GT Road. which runs straight from Delhi through Sonipat and Panipat. According to the developer the Sonipat railway junction is about 9 km away. They also say the airport is roughly 54 km away and that the upcoming RRTS corridor is close by.
Why people like DDJAY plots
The big thing is freedom. You buy land and build the house you want, not a flat someone else designed. The developer’s own material says these plots allow up to four floors (stilt + 4), which matters if you want to live on one floor and rent out the rest. Colonies under this scheme are also supposed to have underground utilities and internal roads at least 9 metres wide.
And the price. You’ll pay much less here than in Gurgaon or Delhi for the same piece of land.
What’s coming up around it
There’s talk of a Delhi–Sonipat metro link and the Sonipat Master Plan 2031. The Delhi-Panipat RRTS is another one people point to. I’d say be a little careful here. Big infrastructure projects in India rarely finish on the date first announced, so don’t pay a premium today for something that might arrive years late.
Is it for you?
It suits first-time plot buyers, families who want to build their own home near Delhi, and investors who can wait. If you want quick possession or a fast resale, it may not be the right fit.
Before you hand over any money
Please do these things. Seriously.
- go to the Haryana RERA website and check the registration number.
- Check the DDJAY licence and the approved layout with the Town and Country Planning Department.
- Visit the site yourself, at least twice. Check the road, the water and the power.
- Read the agreement properly. Look at the possession date and at any extra charges like EDC, IDC, PLC and maintenance.
- Compare the rate with other colonies nearby.
Most of what’s online about this project comes from the developer’s own website and press releases. That’s normal, but it also means you should verify it independently.
